Practical technical guide

Planning building waterproofing in the Eastern Province

Understand critical waterproofing areas, the importance of falls, drainage, details and testing, and how work should be checked before it is covered.

Successful waterproofing is not determined by the product name alone. Falls and drainage, substrate preparation, corners and penetrations, installation to the approved system, testing, and protection all work together. The designer and relevant specialist should select the system for each condition.

Areas that need early coordination

Water-entry risks commonly occur at roofs, bathrooms, balconies, planters, tanks, and below-grade areas. Each has different exposure, movement, use, and drainage conditions, so one system should not automatically be assumed suitable for every detail.

Substrate, falls, and drainage

Even a capable membrane can fail over a weak, contaminated, or ponding substrate. Before application, strength, cleanliness, and moisture condition are reviewed to suit the system, alongside falls, outlets, and finished levels.

  • Repair honeycombing and cracks following technical assessment.
  • Form or reinforce corners where the selected system requires it.
  • Complete outlet and penetration details before application.
  • Prevent later trades from puncturing the waterproofing.

Details matter more than open areas

Many failures appear at drains, movement joints, membrane terminations, pipes, door thresholds, and level changes. Drawings or the method statement should define each termination rather than leaving it to ad-hoc site decisions.

Testing before protection and covering

The appropriate test should be completed before protection, screed, or tile covers the system. Results are documented, observations corrected, and testing repeated where required. The responsible specialist determines the method and duration for the project, particularly where structural or operational risks exist.

Inspection and maintenance

After handover, outlets should remain clear, flexible joints monitored, and new equipment installed without puncturing the system. If dampness appears, diagnose the source before treating paint or the visible surface alone.

Common waterproofing questions

Can waterproofing be selected by price alone?

No. Suitability for the area, substrate, exposure, movement, protection, installer capability, and testing requirements all need consideration.

When should waterproofing be tested?

After the complete system and details are finished and before covering, using the method and duration approved for the project.

Does repainting solve the cause of dampness?

Not necessarily. First identify the water or condensation source and path, correct it, and allow suitable drying before repairing the finish.
